Jardins de l’Arche: signature of hotel tower sale commitment

Seine Arche | 17 May 2017

Wednesday, May 3, 2017, Hugues Fourmentraux, President of VINCI Construction France, and Jean-Claude Gaillot, Chief Executive Officer of EPADESA, have signed the sale commitment on building rights for the Jardins de l’Arche Tower project. This agreement sends a strong signal for a project that will create a true gateway to the city of Nanterre from the business district, while positioning Paris La Défense as a first-rate tourist destination.

The signature of a sale commitment, announced in early 2017, is a milestone for the tower, which will be made up primarily of hotel accommodations. Three consortia were in the running to build Jardins de l’Arche Tower, including the one led by ADIM Paris-Ile-de France, a real estate development subsidiary of VINCI Construction France, and Sogeprom. Following a period of discussions between ADIM and EPADESA, this agreement marks a decisive step.

Located on Boulevard de La Défense in Nanterre, a key area for the Paris La Défense development initiative led by EPADESA and the Hauts-de-Seine Departmental Council, the Jardins de l’Arche Tower project will contribute to the advancement of a rapidly changing neighborhood. The future Nanterre la Folie rail station (served by the EOLE line as of 2022 and the Grand Paris Express as of 2025) will be built near the tower, along with key projects such as the worldwide headquarters of VINCI Group and Origine, a mixed-use building developed by Icade. These and other projects will all contribute to creating physical and architectural links between the city of Nanterre and the business district.

Jardins de l’Arche Tower will also benefit from the opening of the U Arena, a concert hall with a capacity of 40,000 that will serve as a venue for the 2024 Olympic Games if Paris is selected to host the event. The U Arena, which will also accommodate the offices of the Hauts-de-Seine Departmental Seat, will open next October.

Designed by Jean Mas, associate architect at Ateliers 2/3/4/, the Jardins de l’Arche Tower project is led by ADIM Paris Ile-de-France and its partners, Sogeprom,  IHG®, Naos Groupe and Amundi Asset Management. This mixed-use tower spanning more than 65,000 m² (699,500 sq. ft.), will be dedicated primarily to hotel accommodations (45,500 m² or 489,750 sq. ft., i.e. 730 rooms), under InterContinental Hotels Group® (IHG®) brands such as Holiday Inn®, Staybridge Suites® and Crowne Plaza®. It will also feature offices, a business center, co-working spaces, a spa, a fitness center, a swimming pool, a panoramic restaurant and a rooftop space open to the public with a breathtaking view of La Défense and Greater Paris.

This diverse offering not only provides Nanterre and the surrounding area with new services, but creates new employment opportunities for residents.

Finally, this upcoming achievement sends a strong signal regarding the renewal of Paris La Défense and development of the local accommodations sector. EPADESA intends to transform and expand the offering, adding 1,500 rooms to the current 2,500 by 2023. Paris La Défense will thus be able to meet demand for short-and long-term stays with an offering in line with current trends, including areas inside the hotels open to non-residents, such as bars, restaurants, etc.  With the completion of iconic projects like Jardins de l’Arche Tower, Paris La Défense will become an essential destination in Greater Paris in for tourism, entertainment and international events.

Jean-Claude Gaillot, Chief Executive Officer of EPADESA, commented, “The signature of the sale commitment on building rights for the Jardins de l’Arche Tower with ADIM Paris Ile-de-France is a powerful sign for the international appeal of Paris La Défense. This tower, made up primarily of hotel accommodations, reflects the aspirations of Greater Paris in terms of tourism and entertainment. Extremely well connected by public transportation, the site will also stand out for its lively character, particularly thanks to the U Arena. EPADESA is proud to be supporting this project every step of the way.”
